A new eco-smart urban development near the Red River in Hanoi is projected to feature a remarkable 108-story tower, marking a significant addition to the city's skyline. This project, which is estimated to cost nearly $1 billion, is being developed by a consortium that includes Vingroup, Thái Sơn Construction Investment Joint Stock Company, and Long Hải Trade and Development Investment Joint Stock Company.
Located in the Vĩnh Thanh and Đông Anh areas, the urban project spans approximately 268 hectares and is strategically positioned along the Red River dike. It will be easily accessible via major transportation routes, including the Red River Boulevard and connections to the Nhật Tân and Tứ Liên bridges. The site is also near the planned "Smart City" project in northern Hanoi and the Kim Quy Park.
The development is structured into three main zones. The central area will serve as a mixed-use hub, featuring commercial, financial, and residential spaces. The highlight of this zone will be the architectural landmark, the 108-story service tower, which will host various functions including retail, offices, hotels, and serviced apartments. If completed, this tower will be the second of its kind in Hanoi, following another planned 108-story financial center tower in the nearby Smart City project.
The second zone will focus on eco-friendly residential areas, integrating green spaces and water features. This area will consist of ecological villas, low-rise housing, and garden homes surrounding a system of lakes and parks, maintaining a low construction density.
The third zone will prioritize high-rise mixed-use buildings, public spaces, and recreational facilities, situated to the north of the project, adjacent to existing residential communities. This area will include commercial spaces, service facilities, parks, and pedestrian streets.
Currently, the project area primarily consists of agricultural land and temporary structures. The developers plan to allocate around 94 hectares for housing, which will offer over 19,300 units. This includes more than 16,690 apartments across 17 high-rise buildings ranging from 25 to 40 stories, as well as mixed-use buildings with over 1,800 units.
With a total investment of approximately 21.3 trillion VND, the project has seen a significant reduction from the previously approved investment of over 35.1 trillion VND. The estimated population for the development is around 70,000 residents, which is an increase from earlier projections.
The local authorities have reported that land clearance for the project is progressing well, with about 196 hectares already cleared, achieving 73% of the required area. Over 2,900 households have received compensation totaling 1.46 trillion VND.
This urban project is part of a broader plan for the northern region of Hanoi, which is expected to become a new hotspot for real estate development, with several billion-dollar projects underway, including the Vinhomes Cổ Loa urban area and the Bắc Thăng Long Urban City.
