The real estate brokerage sector in Vietnam is experiencing ongoing challenges, as noted by Deputy Minister of Construction Nguyen Van Sinh during the Vietnam Real Estate Brokerage Day 2026 held in Can Tho City. While the brokerage industry plays a vital role in connecting millions of transactions worth trillions of dong each year, it still grapples with several limitations.
According to Nguyen Van Sinh, brokers are essential in linking supply and demand, enhancing service quality, and increasing property values. They also facilitate investor access to information, ensuring the legality of transactions and mitigating potential risks. Furthermore, the industry is gradually adopting technology and digital transformation through online trading platforms.
However, the Deputy Minister acknowledged that numerous issues persist within the brokerage sector. Some individuals operate without meeting legal requirements, providing inaccurate and unverified information. This behavior can exploit market psychology, leading to speculative price inflation and localized property bubbles, ultimately affecting market transparency and the rights of citizens and businesses.
As the market enters a new developmental phase, the brokerage profession must be recognized as a professional field that requires legal knowledge, specialized skills, ethical standards, and social responsibility. To foster a professional brokerage workforce, the Real Estate Business Law and accompanying regulations have introduced stricter requirements for practice. This includes mandating brokers to possess a brokerage certificate and ensuring that brokerage activities are conducted through registered companies or real estate exchanges. Additionally, the responsibilities of brokers in providing accurate and comprehensive information are clearly outlined, holding them legally accountable for their advisory content.
In parallel, the Ministry of Construction is working to develop a comprehensive information system and database regarding housing and the real estate market. This initiative aims to facilitate brokers' access to official data, improve advisory quality, and enhance market transparency. Deputy Minister Nguyen Van Sinh reaffirmed the Ministry's commitment to collaborating with various ministries, sectors, and localities to refine the legal framework, streamline administrative procedures, and improve the housing and real estate market database. These efforts are intended to create a foundation for the brokerage sector to evolve into a modern, sustainable profession.
