Nam Long Chairman: Every Project Must Reflect Real Value

Nguyen Xuan Quang, the founder and Chairman of Nam Long, has been a significant figure in the Vietnamese real estate market for over three decades. In a recent discussion, he highlighted that every project the company introduces is closely tied to real value, reflecting the needs of the market.

Quang explained that the real estate market typically sees two main types of demand: residential and investment. For residential buyers, real value is measured by daily living experiences, including a healthy living environment, management services, and affordability. For investors, real value is assessed by long-term price appreciation and the potential for rental income. He stressed that true value emerges only when developers fulfill their commitments, warning that projects marketed with unrealistic promises often fail to create sustainable living environments.

In the context of a challenging market, Quang noted that buyers' expectations have evolved significantly over the past 20 years. They no longer seek merely a plot of land or a standalone house but consider the overall infrastructure, amenities, and community development. He cautioned that if developers equate real value with low prices, it could lead to a decline in quality and ultimately result in uninhabitable projects.

Nam Long's approach to creating real value begins with urban planning, followed by design and construction. The company has studied urban models from more developed markets like Singapore and Thailand to develop suitable models for Vietnamese living conditions. For example, they recognize that applying Singapore's high management fees directly would not be feasible for the average Vietnamese buyer.

Quang also discussed how Nam Long addresses financial safety for homebuyers amid fluctuating interest rates. He pointed out that many families can only allocate a portion of their income for mortgage payments. To alleviate this pressure, Nam Long collaborates with banks to set safe interest rate caps and adjust payment schedules according to buyers' financial capabilities, even if it means sacrificing profit margins.

On the topic of sharing amenities and spaces, Quang emphasized that Nam Long invests in essential urban facilities proactively, rather than waiting for residents to move in. This includes building schools, clinics, parks, and transportation links before residents arrive. Such investments are not merely promises but commitments integrated into Nam Long's business strategy.

Quang concluded by discussing the importance of creating vibrant urban communities. Nam Long's developments are designed to respect nature and enhance community interaction, with features like shaded walkways and communal areas that encourage residents to engage with one another. Each Nam Long project tells a unique story, reflecting the cultural and environmental context of its location, thus contributing to the creation of real value in Vietnamese real estate.
