Hanoi Allocates Over 2,400 m2 of Land for Social Housing

Hanoi's municipal government has made a significant move to address housing needs by allocating 2,417 square meters of land to Sugina Environmental Technology Company. This land is designated for the development of a social housing project in Thư Lâm, located in Đông Anh district.

The decision, signed by Deputy Chairman Bùi Duy Cường on October 6, 2026, allows the company to construct social housing units without the obligation to pay land use fees, in accordance with current laws governing housing and land use.

The allocated land falls within a detailed planning area, as outlined in the urban planning map QH-02, established by DSG Consulting Company in 2026. The site is strategically located within the residential areas of Hà Hương, Hà Lỗ, Thù Lỗ, and Hà Phong, which are now part of Thư Lâm.

According to the regulations, the land will be used for urban residential purposes, and Sugina Environmental Technology Company is granted a 50-year lease for the land starting from the date of the allocation decision.

In terms of ownership, buyers of the housing units will receive certificates for land use rights and property ownership, ensuring long-term stability in accordance with the relevant government regulations.

The land allocation process was conducted without auction, and the developer is exempt from land use fees under specific provisions of the Housing Law of 2023 and related decrees.

Following this allocation, Sugina is required to coordinate with various local authorities, including the Department of Agriculture and Rural Development, the Department of Construction, and the Department of Finance, to complete necessary legal procedures.

Hanoi's government has also been proactive in identifying additional land for social housing projects across the city, with several new sites being proposed for development in various districts.

As part of ongoing efforts to enhance housing availability, the Hanoi Construction Department has recently publicized information about various proposed social housing projects, indicating a commitment to improving living conditions for residents.
