A resident in Ho Chi Minh City has recently made headlines after receiving over 188 billion VND in compensation for land acquired for the Belt Road 4 project. This substantial payment is primarily due to the extensive area of land being reclaimed, which totals over 40 hectares, including land used for rubber cultivation.

According to Mr. P.T.H, a local resident affected by the land acquisition in Tan Thanh Ward, many individuals have lost their entire plots of land, with some cases involving several hectares. Mr. H stated, "I had more than 8 sao (approximately 3,600 square meters) of agricultural land, which was primarily used for small crops, and the compensation for my land alone is estimated to exceed 20 billion VND. Nearby, another household lost a large area of land planted with rubber trees, and their compensation amounts to hundreds of billions of VND."

The Tan Thanh Ward People's Committee confirmed that the compensation and support payments are being carried out in accordance with regulations, involving thorough checks and approvals. While some residents may receive only a few million VND, others are receiving tens or even hundreds of billions of VND, depending on the location, area of land acquired, and assets on the land.

Under current regulations, compensation includes payments for the area of land reclaimed based on assessed values, compensation for assets on the land (such as crops, buildings, and trees), and additional support when the government reclaims land. The compensation rate for agricultural land in production is over 2.3 million VND per square meter, with additional support of approximately 1.68 million VND per square meter as per Decision 11/2026/QD-UBND issued by the HCMC People's Committee.

In total, the Tan Thanh Ward is processing over 2,609 billion VND in compensation and support for 309 households that have been approved, with payments being made in cash or via bank transfer based on residents' preferences. The local government plans to finalize documentation to continue compensation payments for an additional 267 households, with an estimated total of over 2,000 billion VND still to be disbursed.
